James Galbrecht is your "Curb Appeal" expert!

In today’s market it is essential that a home for sale have excellent curb appeal. With the
online seller resources of SmartToTheMarket.com helping people for the past year,
James Galbrecht, of Coldwell Banker Burnet in Apple Valley, has bolstered his reputation
as the Realtor to turn to when selling
a home. Recently, the landscape architect
and former home designer and builder has been putting
his talents to work on multiple upcoming episodes of
the HGTV show “Curb Appeal”
and the Do-It Yourself (DIY) Network show "Sweat Equity." During the show’s episodes that will air nationwide
in 2008, Galbrecht helps transform several homes from drab
to fab. While the homes aren’t for sale, Galbrecht and SmartToTheMarket.com deploy the same concepts to help homeowners increase curb appeal, marketability and value. “It is all about curb appeal,” Galbrecht said.
“The first impression in photos and from the street is so important. Then, reinforcing that with a positive, reinforcing experience inside
of the home is critical. These days, homes must look the
best they possible can in order to
maximize returns.” Last year, the
longtime South of the River resident created SmartToTheMarket.com, a Web resource providing printable materials to home buyers and sellers. When working with James before
a home goes on the market, he will thoroughly inspect a home’s exterior, interior and landscape condition. He uses
a checklist system for each interior room and all the exterior
components so sellers can address the details buyers are
looking for in a home. His approach is comprehensive and he will tell sellers honestly what needs to be addressed to assure a home is ready to compete. “Buyers
want to see that a home has been cared for,” he said. “Most
of these things don’t cost much but they mean so much in making a positive impression and showing experience for a buyer. Minor details can make a major impact.” Among the items James says have the most impact are simple things like new light fixtures, exterior shutters, potted plants and
more involved projects such as landscape clean-up, new flooring,
countertops or appliances. Today, buyers’ expectations are historically high as there are a disproportionate number of homes
being offered for sale compared to
the number of potential buyers. "I strongly believe that a seller’s opportunities are either gained
or lost as a direct result of how they choose to price, present
and market their homes for sale and who it is they choose to consult with to effectively accomplish each of those critical tasks" Galbrecht says. With SmartToTheMarket.com, James wants people to know there is a better way to approach preparing your home for sale. For more information, contact
James at (612) 210-2318 or visit www.SmartToTheMarket.com.
The experience that James Galbrecht brings to SmartToTheMarket.com can transform the way
a home looks to maximize a seller's return on investment.
