In today’s market it is essential that a home for sale have excellent curb appeal.

“Buyers want to see that a home has been cared for,” he said. “Most of these things don’t cost much but they mean so much in making a positive impression and showing experience for a buyer. Minor details can make a major
impact.”  
  
Among the items James says have
the most impact are simple things like new light fixtures, exterior shutters, potted plants and more involved projects such as landscape clean-up, new flooring, countertops or
appliances.
  
Today, buyers’ expectations are historically high as there are a disproportionate number of homes being offered for
sale compared to the number of potential buyers.  
  
"I strongly believe
 that a seller’s opportunities are either gained or lost as a direct result of how they choose to price, present and market their homes for sale and who it is they choose to consult with to effectively accomplish
each of those critical tasks" Galbrecht says.
